Commissioning Projects

Aramark

OSU South High Rise Commissioning

VT Design Solutions provided Building Systems Commissioning services for the multi-story renovation of five high-rise residence halls (Smith, Steeb, & Seibert) at The Ohio State University in Columbus, Ohio. The project renovated all rooms, created new public spaces, and added two additions/connectors, along with a new chiller plant. The project was designed to achieve LEED Silver certification. VT Design Solutions assisted with the functional testing of the HVAC and electrical systems for the Smith-Steeb, & Seibert halls.

Project Cost: $171,000,000.00

OSU Bio-Medical Tower (BMT) Commissioning

VT Design Solutions provided Building Systems Commissioning services for the multi-floor build-out of the Biomedical Tower (BMT) Building at The Ohio State University in Columbus, Ohio. The build-out covered over 95,000 sq. ft on three floors with labs, offices, conference rooms, break areas, and mechanical spaces. The project was designed to achieve LEED Silver certification. VT Design Solutions assisted with the functional testing of the HVAC and electrical systems.

Queen City Towers Commissioning

VT Design Solutions provided Building Systems Commissioning services for the multi-story office building in Cincinnati, Ohio. Assisted with functional testing of the HVAC systems, including VAV boxes, unit heaters,etc. Commissioning services included functional performance testing and deficiency and non-compliance log updating.

Better Built Construction

Wright-Patterson Air Force Base (WPAFB)

VT Design solutions provided HVAC commissioning services for the renovated Swing Space Modular Facility Building. System included air handling units, fans, humidifiers, dampers, hot water pumps, chilled water pumps, chillers, piping, ductwork, and lighting systems, Commissioning services included pre-functional checks, pressure and leak testing verification, functional performance testing, deficiency and noncompliance log tracking, training coordination documentation, and turnover documentation.

MEGAN Construction

Wright-Patterson Air Force Base (WPAFB)

VT Design Solutions provided HVAC commissioning services for the renovated C-5 Alter Facility Building on the WPAFB near Dayton, Ohio. System included air handling units, hot water pumps, chilled water pumps, chillers, computer room air conditioning units, piping, and ductwork systems, and electrical. Commissioning services included design review, pre-functional checks, functional performance testing, training documentation, and turnover documentation.

Messer Construction

Argosy (Hollywood) Casino

VT Design Solutions provided MEP construction management support for the 250,000 sq. ft. multi-level Argosy (Hollywood) Riverboat Casino Expansion in Lawrenceburg, Indiana. Responsible for on-site management and coordination of mechanical, electrical, plumbing, and fire protection system installations and, commissioning. Other responsibilities included the following:

  • System design reviews and resourcing
  • Schedule, cost and quality tracking
  • Bid package development
  • Installation verification
  • Construction progress reports
  • Review change order request
  • Punch list development tracking
  • Coordinate systems start-up, commissioning and training

THE Banks Phase 1

VT Design Solutions provided MEP construction field observations for the multi-level parking garage at the 60,000 sq. ft. “THE BANKS” Development in downtown Cincinnati, Ohio. Responsible for on-site construction verification of all mechanical, electrical, plumbing, and fire protection system installations. Prepared reports containing construction status, non-compliant issues, and punch list log.

Energy Audit & Assessment Projects

Fort Valley State University Energy Audit

Fort Valley, Georgia

VT Design Solutions performed an energy audit and assessment of four buildings at the Fort valley State University. The primary focus areas of the audit were HVAC, lighting, and water usage. The four buildings audited were:

Academic Classroom & Lab Building (ACL):  60,700 sq. ft., 3 story brick structure with classrooms, labs, offices and an open atrium. Major HVAC equipment includes a 380 ton water-cooled centrifugal chiller, 2,610 MBH gas fired hot water boiler, six air handling units, VAV boxes, fume hoods, vented cabinets, and six exhaust fans.

Computer Technology & Mathematics Building (CTM):  49,500 sq. ft., 3 story brick structure with classrooms and offices. Major equipment includes a 170 ton water-cooled centrifugal chiller, 1,600 MBH gas fired hot water boiler, and four air handling units.

Patton Hall Building:  16,200 sq. ft., 2 story brick structure with classrooms, offices, and an open orchestra area. Major HVAC equipment includes a 50 ton air-cooled chiller, 520 MBH gas fired hot water boiler, and three air handling units.

Wildcat Commons #2 Building:  56,200 sq. ft, 3 story brick structure with student housing. Major HVAC equipment includes fan coil and condensing units.

Report of the on-site audits and analysis performed indentified a yearly energy cost savings of over $89,000.00. Cost savings were identified in the re-programming of the DDC system, installing occupancy sensors so that equipment does not operate all the time, and reducing lighting in certain areas.

Robins Air Force Base (RAFB) Energy Audit

Warner Robins, Georgia

VT Design Solutions performed an energy audit and assessment of three buildings at the Warner Robins AFB Museum of Aviation. The primary focus areas of the audit were HVAC, lighting, and water usage.

1500 – Eagle Building:  62,000 sq. ft., 3 story metal structure with a central rotunda housing historical aircraft displays, auditorium/theaters, conference rooms, offices, gift shop, and a cafe. Major HVAC equipment includes a 1,200 MBH gas fired hot water boiler, nine self-contained air conditioning units, and a 175 ton cooling tower.

1506 – Century of Flight Building:  60,000 sq. ft. metal aircraft hangar housing historical aircraft displays, banquet area, classrooms, and offices. Major HVAC equipment includes air conditioning units with air-cooled condensers.

1507 – WWII Scott Exhibit Building:  60,000 sq. ft. metal aircraft hangar housing historical aircraft displays and restrooms. Major HVAC equipment includes air conditioning units with air-cooled condensers.

Report of the on-site audits and analysis performed indentified a yearly energy cost savings of over $61,000.00 by replacing the Eagle Building water-cooled air conditioners with more efficient equipment, such as Geothermal. Due to the newness of the equipment in the Century of Flight and Scott Exhibit Buildings, no significant energy cost savings were identified.

Fire Station Energy Audit

City of Lawrenceburg, Indiana

VT Design Solutions performed an energy audit and assessment of the 22,000 sq. ft. Tate Street Fire Station in Lawrenceburg, Indiana. The primary focus areas of the audit were HVAC cooling, water usage and heating methodology, natural gas usage, and reducing energy loss in the engine bay area. The existing HVAC system consists of a single variable volume air handler with chilled water and hot water coils for the offices and living quarters. The garage area is not cooled, and is heated by infrared gas units. After investigation and analysis of the facility, VT Design Solutions developed a report identifying specific areas for energy consumption reductions and an estimated cost, such as:

  • Point-of-use domestic water heaters
  • Garage area insulation
  • Recommended repairs and enhancements

Westminster Baptist Church Energy Audit

Dayton, Ohio

VT Design Solutions provided energy audit and assessment of 90 year old, 3-story, 55,000 ft2 church buildings in Dayton, Ohio. After on-site audit and analysis, produced final report that included system overview and conditions (heating, cooling, plumbing, water, lighting, appliances, & building envelope), current utility usage and cost, recommended top ten energy and emissions saving opportunities, and information relating to available rebates and incentives.

Other Projects

Metropolitan Sewer District (MSD)

Galbraith Road WWC Master Plan

VT Design Solutions provided Mechanical & Plumbing Feasibility Engineering for the MSD Galbraith Road Waste Water Collection Facility Master Plan Study. The facility, located in Cincinnati, Ohio currently sits on approximately 14.5 acres and contains offices, maintenance and garage buildings, parking areas, and a storage/materials yard. The study was based on MSD’s anticipated need for growth and development of the facility.  Primary focus of the MEP study was future capacity requirements, energy consumption, system performance, operational efficiency, and maintainability. After site visits, existing data collection, and discussions with MSD staff, the MEP portion of the report was developed addressing the following systems:

  • Office HVAC
  • Maintenance Building HVAC
  • Potable Water
  • Plumbing Fixtures
  • Natural Gas
  • Fire Protection

Report identified scope and estimated construction cost.
